I represented Universal Health Services Inc. in identify sites for a new in-patient hospital. This involved looking at existing vacant hospitals and skilled nursing facilities as well as vacant land for build-to-suits.  After an extension analysis, I helped UHS negotiate the Purchase of a vacant shell 4-story building for $7.4 Million that was built-out for their medical use. The property was 66,335 sf and eventually was built out to accommodate 90+ beds in-patient hospital facility.

Former Hotel - change of use

142,978 sq. ft. – 248 room – Transitional Housing Facility / Behavioral Health

Represented Buyer in purchasing an existing Four Point Sheraton / Marriot Hotel for their residential transitional housing & healthcare facility.  The process involved evaluation multiple different buildings and land sites for their intended use, which occured during the start of COVID-19 shut-down.   We negotiated a great price for my user/buyer and relieved the Seller of a property that had negative cash-flow as a result of the COVID-19 shut-down. This process also involved working with zoning attorney, public officials, and other advisors to obtain a zoning change that allowed for the Buyers intended use.

40 E Indianola - 73,196 sq. ft. Hospital

Represented Seller in this $8,450,000 sale transaction during March 2020 (moments before COVID-19 shut-down).  Property was a former Skilled Nursing / Acute Care / Rehab Hospital consisting of 86 patient beds and rooms, Intensive Care Unit, Pharmacy, Laboratory, Radiology, Operating Rooms, commercial kitchen and dining hall, large file & supply room, administrative offices, back-up power generator, and 125 parking spaces.  Buyer was a speculative Investor that intended to use the property as transitional housing for adolescent immigrant kids but was never opened.  

I was re-hired to sell property a 2nd time after property underwent a major repair/renovation.  I conducted a nationwide marketing campaign to re-sell property to healthcare user and investors.  The vacant property was ultimately sold to an inpatient behavioral health / drug rehab operator for $14 Million.

Florence Medical Center - 450 W Adamsville Road

87,598 sf former counter hospital and medical center (on 7.69 acres of land) was built in 1976 consisting of 44 patient rooms, and 10 secured prisoner patient rooms (for a total of 85 beds) including physical therapy area, 3 surgery rooms, pharmacy, laboratory, outpatient and endoscopy area, Autopsy, radiology, ER wing with outdoor helicopter pad, commercial kitchen and dining hall, and admin area.

Tim was hired to sell property after property was foreclosed on by the debt lender.  Lender / owner took Tim’s recommendations and underwent a significant renovation to get property show-ready and in working condition.  Property was marketed locally and nationally to hospitals and other healthcare uses and investors.  We received multiple offers with several buyers & ultimately sold property to a healthcare operator that served the needs of the surrounding rural community.

8322 E Hartford Drive - Behavioral Health IOP Facility

I represented the Buyer, Sunrise Native Recovery, in the purchase of the vacant former medical office building for the purchase price of $6,500,000 consisting of 21,064 sf 2-story building.  Buyer converted the property to an intensive out-patient drug rehab and behavioral health counseling center to help serve the needs for the Native American Indian population.  

2 years later was hired to sell the property, which sold for $6,750,000 to Plastic Surgeon who planned to completely renovate and build-out the property for into a surgery center along with overall health and wellness.

Arizona Autism United

I have represented this excellent non-profit organization for many years to help them with their commercial real estate needs.  Here are a few of the deals closed for them to use and occupy:

  • 4309 Florian Avenue – represented client in purchase of this former 4,154 sf former pre-school building (along with outdoor play area) for $880,000 to be used for their outreach counseling center.
  • 1471 N Eliseo C Felix Way – represented client in purchase of this former 9,050 sf reception hall / events center for $1,880,000 that included commercial kitchen, meeting rooms, and abundance of parking for future expansion.
  • 7170 W Camino San Xavier – represented client in the purchase of this vacant 6,845 sf office / medical condo for $1.88 million.
  • 5550 Chandler Blvd – represented client in the lease of 4,853 sf of office/medical space for 8 year term.

Hippo Veterinary Group

I have represented 1 of the principals of the company for many years to find and purchase commercial real estate to to expand their veterinary hospitals and boarding facilities as well as many personal investments.  Scope of services included contract negotiations, market analysis, demographic studies, financial modeling, HOA and zoning assistance.
