I represented Universal Health Services Inc. in identify sites for a new in-patient hospital. This involved looking at existing vacant hospitals and skilled nursing facilities as well as vacant land for build-to-suits.  After an extension analysis, I helped UHS negotiate the Purchase of a vacant shell 4-story building for $7.4 Million that was built-out for their medical use. The property was 66,335 sf and eventually was built out to accommodate 90+ beds in-patient hospital facility.

I represented Universal Health Services Inc. in identifying sites for a new in-patient hospital. After an extension analysis, I helped UHS negotiate the Purchase of a vacant 4-story 66,335 sq ft. building for $7.4 Million that was in shell condition. UHS designed and built out the interior of the building to create a 90 beds in-patient hospital facility.

Former Hotel – 142,978 sq ft.

Represented Buyer in purchasing an existing 248 room – Four Point Sheraton / Marriott Hotel to be redeveloped into a large residential transitional housing & behavioral healthcare center. The process involved evaluating multiple different buildings and land sites for their intended use, which occurred during the start of the COVID-19 shutdown. We negotiated a great price for my user/buyer and relieved the Seller of a property that had negative cash flow as a result of the COVID-19 shutdown. This process also involved working with a zoning attorney, public officials, and other advisors to obtain a zoning change that allowed for the Buyer’s intended use.

Former Acute Hospital - 73,196 sq. ft.

Represented Seller in this $8,450,000 sale transaction during March 2020 (moments before COVID-19 shut-down). The property was a former Skilled Nursing / Acute Care / Rehab Hospital consisting of 86 patient beds, an Intensive Care Unit, a Pharmacy, a Laboratory, Radiology, Operating Rooms, a commercial kitchen and dining hall, a large file & supply room, an administrative offices, back-up power generator, and 125 parking spaces. The buyer was a speculative Investor who intended to use the property as transitional housing for adolescent immigrant kids but it was never opened.

I was re-hired to sell property a 2nd time after the property underwent a major repair/renovation. I conducted a nationwide marketing campaign to re-sell property to healthcare user and investors. The vacant property was ultimately sold to an inpatient behavioral health / drug rehab operator for $14 Million.

Florence Hospital – 87,598 sq. ft.

I was hired to sell the vacant and former county hospital and medical center originally built in 1976. This single-story hospital property was 87,598 sq. ft. and consisted of 44 patient rooms and 10 secured prisoner patient rooms (for a total of 85 beds), and physical therapy area, 3 surgery rooms, a pharmacy, a laboratory, outpatient and endoscopy area, autopsy room, radiology, ER wing with outdoor helicopter pad, commercial kitchen and dining hall, and multiple admin areas.

Tim was hired to sell property after property was foreclosed on by the debt lender. Lender took Tim’s recommendations and underwent a significant renovation to get property show-ready and in working condition. Property was marketed locally and nationally to hospitals and other healthcare uses and investors. We received multiple offers with several buyers & ultimately sold property to a behavioral healthcare operator that served the needs of the surrounding rural community.

Behavioral Health Facility – 21,064 sq. ft.

I represented the Buyer, Sunrise Native Recovery, in the purchase of this 2-story vacant former medical office building for $6,500,000 consisting of 21,064 sf. The buyer converted the property into an intensive outpatient drug rehab and behavioral health counseling center to help serve the needs of the Native American Indian population.

Two years later was hired to sell the property, which sold for $6,750,000 to a Plastic Surgeon who planned to completely renovate and build out the property into a surgery center along with overall health and wellness.

Arizona Autism United

I have represented this excellent non-profit organization for many years to help them with their commercial real estate needs. Here are a few of the real estate properties I help AAU purchase and lease for them to use and occupy:

  • Mesa – represented a client in the purchase of this former 4,154 sf. former preschool building (along with an outdoor play area) for $880,000 to be used for their outreach counseling center.
  • Avondale – represented the client in the purchase of this former 9,050 sf reception hall/events center for $1,880,000 which included a commercial kitchen, meeting rooms, and an abundance of parking for future expansion.
  • Glendale – represented the client in the purchase of a vacant 6,845 sf office / medical condo for $1.88 million.
  • 5550 Chandler Blvd – represented a client in the lease of 4,853 sf of office/medical space for an 8-year term.

Hippo Veterinary Group

I have represented HVG for many years to help them find and purchase commercial real estate to expand their veterinary hospitals and boarding facilities. The scope of services included contract negotiations, market analysis, demographic studies, financial modeling, HOA, and zoning assistance.

List of properties I helped them purchase and lease for their Veterinary Hospital / Clinic:

  • 18610 E Rittenhouse Road – 15,042 sf former retail/office facility but was vacant at the time of sale. The client purchased property vacant and underwent extensive build-out for a veterinary hospital.
  • 2130 E University – 14,838 sf former office/warehouse building. The property was vacant at the time of sale and the client built out the interior of the property for its veterinary hospital and boarding needs.
  • 160 N McQueen – purchase of 10,000 class A office buildings for their corporate offices
  • 15495 W Bell Rd – leased 8,211 sq. ft space for a 10-year lease term to open a new Vet Hospital / Clinic.
