Represented this hair salon/beauty school to find and lease 11,697 sf of space in a power retail center – Talking Stick Pavilions. The lease was for 10 years with 2 renewal options of 5 years each. This process took a lot of time and creativity to find a shopping center that could offer enough parking spaces to accommodate all the beauty school students but also provide a retail location with good drive-by building signage to attract customers.

I represented this fitness gym owner for several years in finding them locations. I was successful in finding them several locations by thinking outside and having my client lease former grocery store and movie theater spaces that could accommodate their parking needs but also meet their demographics and building signage requirements. Ultimately I helped negotiate creative lease terms for a 30,000 sq. ft. space in a retail center for a 15-year lease term for a total lease consideration of just over $6.4 Million. Additionally, I represented the same client for a 2nd location in a retail shopping center for a total of 42,000 sq. ft. for a 15-year lease term and a total lease consideration of $8.6 Million.

I represented a private investor in the purchase of this 100% leased multi-tenant retail center consisting of 30,030 sf for the purchase price of $7.3 Million. Property is anchored by Planet Fitness. This was the 1st of 9 properties I helped this investor client purchase over $100 Million in commercial real estate over a period of 2 years.
Fort Knox Plaza - 16,336 sq. ft. Sale
Represented an investor in the purchase of this 16,336 sf nearly 100% vacant retail center for $950,000 ($58.15 psf). I found this property for my client who completely renovated the exterior of the property and interior vacant spaces. I also assisted with marketing and leasing up the vacant spaces to 100%. Once the property was 100% leased, we sold property to a 1031 Exchange Buyer for $3,030,00 ($185.48 psf). This was the start of a 15+ year real estate client relationship where I helped this client buy and sell over $50 Million in commercial real estate over years.
